About:Chinese Embassy in Japan

I am American living in Japan for 10 years. I will be flying into Hong Kong, then go by train to Guangzhou for 3 days/ 2 nights to stay at my Fiance's Mom's house. Then back to HK by train and stay in HK for another 2 nights.

1) Do I need to apply for the Chinese Visa?
2) If so, Can I just list Mom's address instead of "Hotel Reservation"?
3) I have roundtrip tickets to HK from Tokyo. I will buy the train tickets when I arrive in HK. Can I just show copy of HK tickets for the "Return Ticket" since i do not have train tickets to Guangzhou yet.

Yes, you need to apply for a China visa in advance. For safety, you'd better provide a Chinese hotel reservation certificate and a two-way air tickets for visa application. Since you are not get married, you can not provide document that prove you have relatives in China.
