Hi, It's possible to go to Xian (tourist purpose) during a flight Italy - Beijing - Seul, asking for a 144 hour free transit in Beijing (and stay 2 nights in Beijing and 1 in Xian) travelling by train?

You would need a visa to do that. You have to stay in Beijing and the surrounding area if you are using 144 hours transit without visa.
