Flights to/from Guangzhou, train to Hong Kong

Do I need a regular visa to take a train from Hong Kong to Guangzhou for a flight out of the country?
How about vice versa (flying into Guangzhou, train to Hong Kong)?

If you travel like Finland-Guangzhou (24 hours)-HK-Guangzhou (24 hours)-Finland, you will qualify for the 24 hour direct transit in Guangzhou each time. No need to apply for a regular visa then.
