The first option with arrival into Shenzhen and then departing toward Hong Kong by pre-booked, direct train ticket is eligible for 24 hour visa free transit, but you are warned about a possibility/high probability that non sufficiently informed/trained check-in staff at the airport of your departure toward Shenzhen, might cause you troubles and also deny you boarding. It will be in vain that you explain them about the fact that this is perfectly in compliance with 24 hour visa free transit...
The second option is definitely not permitted. You can enter Guangdong province from Hong Kong only by flying under 24 hour visa free transit policy and by ferry to Shekou port in Shenzhen and Nansha in Guangzhou under 240 hour visa free transit policy. In other words, you will have to discard the second option definitely.
All in all, I recommend you not to take any of those options, at least at the time being because you risk a lot to be denied boarding on your flight to Shenzhen in the first place.
