How can I obtain a temporary residence permit?

I am an European citizen, however my dad has a dual nationality (Hong Kong and European). He bought two apartments in China, however since he has now suffered a stroke and is paralysed, leaving up to me to take care of his property.

I used to get a Q2 visa, however my aunt is now in bad health and we have no close family members or friends who can provide their ID and an invitation letter. Therefore, I would like to receive either a S2 visa or temporary residence permit. However, a S2 visa, according to the Visa Application center in Europe, requires that the property is registered on my name, which is not, since my father has not passed away.

The Visa Application Center suggested to me that for now I use a Q2 visa and then when I am in China, I should apply for a temporary resident permit for 1 year and then renew that one every year. The problem is, what documents should I prepare?

1. I have legalised document that shows that I have the power of attorney of my father translated to Chinese and legalised by the Chinese Government.
2. I have a photocopy of his Hong Kong ID
3. I have a photocopy of his European passport
4. I have a photocopy of the original property ownership documents.
5. I have a photocopy of my VISA and my European passport.

I do not have a sponsor, since I sponsor myself. What kind of documents should I prepare for the temporary residence permit in Guangzhou, China?

You may need to produce your father's HK passport and ID, your passport and visa, registration form of temporary residence of China, and your birth certificate which should be authenticated by the Chinese embassy.
