About:72-Hour Visa-Free Transit

Do I need a china visa?

I am considering these two options:
Boston - Beijing (stay for 72 hours) -Hongkong (1 hour) - Boston
and Boston - Beijing (stay for 72 hours) - Toronto (1 hour) - Boston

Do I need to apply for a China visa ahead or a Transit visa will be granted?
Also - what is the max. layover allowed for a transit visa: 72 or 144hours for my two cases?

It is not a "transit visa" which is something quite different that you apply for and pay for in advance. You are referring to "transit without visa". In Beijing, 72 hours has been replaced by 144 hours. Either of your options are eligible, on condition that your passport is from one of the 53 qualifying countries, and you have listed all the stops on your itinerary. For example, Boston-Hong Kong-Beijing-Hong Kong-Boston would not work.
