The required documents include your passport, the application form, a passport-style photo, valid registration form of temporary residence, an invitation letter and copy of the inviter's passport and Chinese residence permit, as well as your relationship certificate, and other documents the consular officers consider necessary.

Will i need to show them a lease or property ownership of the landlords documents etc for s2 visa at PSB if i am staying at my brothers apartment?

You don't have to show the documents if they are not required by the police officers.
