About:China Tourist Visa

Hello,
I am an Australian citizen currently living in Switzerland on a B permit. My husband & I are planning to travel to China next year, enroute to Australia. I have two questions regarding the requirements for the tourist visa:
1. Section 4 of the Visa Application form asks for Name of Employer. As we are recently retired we do not have employer details. How should we answer this section? Also, 4.7 requests details of inviter, contact or relative in China. We do not have any relatives in China. How do we answer this section?
2. We are planning to travel by train in China but will arrange the train tickets once we are in Beijing. We will have pre booked flights from Vietnam to Australia. Will it still be necessary to have a prebooked train ticket from Nanning to Hanoi for our Chinese visa?

Ms.Karen, items which are not applicable should be filled in with N/A.
The return tickets are proof that you are going to leave China on time. The train ticket from naning to Hanoi is OK, so better to have it prepared beforehand, that may get more chance to get a visa.
