240 Hour Visa-Free Transit

I'm Vietnam passort holder with valid Hong Kong visa. May I ask if 240 Hour Visa-Free Transit works for blended travel modes (air/land)?
Specifically, flight from Ho Chi Minh to Bao'an airport, exit Shenzhen to Hong Kong by High-speed train at West Kowloon Station, leave Hong Kong back to Ho Chi Minh by air. Do I need to have train ticket in advance or it is OK for just air ticket from Hong Kong to HCM?

Your itinerary is eligible for 240 hour visa free transit, but you should keep in mind the following details:

1. Your stay in mainland China has to be longer than 24 hours at least for one minute, calculated from your scheduled arrival time into mainland China until your scheduled departure time from mainland China.
2. You will have to buy your exit train ticket from Shenzhen or some other mainland Chinese city to Hong Kong in advance, even before you depart from Vietnam toward Shenzhen because you will be asked to present it at both HCMC at the time of your check-in and upon your landing in Shenzhen.
3. It is highly advisable to have the printouts of your flight and train tickets at hand and ready to be presented.
4. It is highly advisable to fill out the Chinese arrival card in advance, online through National Immigration Administration (NIA) website.
5. You should really take exactly that train for Hong Kong that you have bought your ticket in advance.

Thank you, very clear instructions.
Just in worst case, if I cannot enter Shenzhen by some reasons, can I take ferry or any other ways to Hong Kong directly from Bao'an airport?

There is no reason why wouldn't you be allowed to enter Shenzhen (mainland China)! Please, just follow the presented guidelines and there will be no problems at all. If you are not eligible to enter Shenzhen or mainland China for some reason, you wouldn't be allowed to board the plane in Vietnam in the first place. Please, just be relaxed, follow the guidelines and everything will be perfect and in the line. You should not forget to obtain a separate visa for Hong Kong, of course. Have a nice visit to Shenzhen.
