Laura, you can use train travel to Hong Kong, but only when you exit mainland China in direction to Hong Kong. So, your first itinerary is definitely eligible, but you should be aware that you will have to buy your exit train ticket in advance, even before your check-in in London. You will be asked to present that ticket or better to say its booking confirmation in both London and upon your landing in Beijing. You can re-enter mainland China from Hong Kong and your itinerary is eligible again, but it cannot be done by taking a train. You can fly from Hong Kong to mainland China or take a ferry from Hong Kong to two eligible entry ports and they are Shekou in Shenzhen and Nansha located south from Guangzhou. So, you can enjoy both of your itineraries under 240 hour visa free transit, but you should just take care to take a flight or a ferry as I have described in order to be eligible for this 240 hour visa free transit.
