Yes, of course. Your itinerary is definitely eligible for 144 hour visa free transit in entire Guangdong province. The only small detail that you will have to correct is your intention to travel from Shenzhen to Hong Kong by train. Unfortunately, this is not possible because this is simply not eligible for this visa free transit option. You will have to take a ferry from Shenzhen Shekou port to Hong Kong Macau Ferry port.
In other words, you will have to book your ferry (in reality a catamaran) ticket through CKS - Chu Kong Passenger transport company website. After you have done a booking, you will receive an e-confirmation with your name that you will print out and take this printout with you. This printout will be your proof that you will be really in transit and also you will use it to collect your real, paper ticket at Shenzhen Shekou ferry terminal.
So, when you book this ticket, you will just approach check-in in Dubai where you will declare that you will travel to Hong Kong via Guangdong province in China using 144 hour visa free transit. After a short inspection, you will be allowed to board the plane.
Upon arrival in Guangzhou, you will approach 144 hour visa free transit counter where you will fill out a blue form. Shortly after, you will get a sticker in your passport and allowed to exit the airport. After you have exited the airport, you are allowed to travel throughout Guangdong province as you wish. Anyway, when the time comes, you really have to take exactly that ferry you have bough your ticket for.
