About:72-Hour Visa-Free Transit

Do we need a transit visa?

UK residents and we have the following itinerary.
Heathrow - Hong Kong
Honk Kong (embark cruise) Vietnam
Disembark Singapore
Singapore - Beijing
Beijing 3 nights
Trip to terracotta Warriors
Trip to Great Wall.
Beijing- Heathrow

My question is do we need a Visa or do we qualify for the 144 hours transit visa? And if so how is this arranged?

You should apply for standard tourist (L) visa because you are not in transit, but you plan to visit two areas of China. Your itinerary Beijing - Xi'an - Beijing makes you ineligible for any kind of visa free transit schemes including 144 hours visa free transit. Maybe, but maybe you could get a transit visa, but the procedure is similar and with usual tourist (L) visa you have bigger autonomy and you don't have to stick to some fixed itinerary.
