Planning to obtain this 144 hour free transit in November with a few friends

Hello,
We were planning on booking an Airbnb, when we read that there are rules to register at a local police station when staying under the transit visa. Failure to do so could result in blacklisting. Does anyone have any experience with this and can anyone speak to its validity?
