About:Chinese Embassy in Australia

Will my wife and I ( both Australian citizens) need a visa for a 12 hour stopover in China?

We land in Kunming and have booked a hotel near airport

If you travel like country A-Kunming (12 hours)-country B, you will qualify for the 24 hour direct transit. No need to apply for a visa then.
