Are trains, hotels too busy during Chinese new Year week?

I am going to be flying into Beijing Feb. 18, 2015 for 1 week and am thinking about spending 3 days in Beijing and maybe going to Xi'an or Shanghai for a few days. Will everything be too crowded during that time or do locals leave the cities for the holidays? Any recommendations?

The attractions will be crowded during that time, especially at the Temple Fairs in these places. Most of people choose to stay with family members or see relatives. So the train tickets may not be so hard to buy during the first days of the holidays. For latter days, maybe around Feb 22 to Feb. 23, people start to move to travel around a little bit. The flights tickets fee will be high.

Personally speaking, it is not suggested come to China during the Spring Festival because the tickets are hard to get. If you already decided, you can come, because it is really a great time to enjoy Chinese tradditional culture.
