1) Yes, you are definitely eligible for 24 hour visa free transit and you don't need any kind of visa. You didn't mention how long will be your first layover in Beijing, but if that one is less than 24 hours, like your second one on your return trip, you are definitely eligible for 24 hour TWOV both ways.
2) You are allowed to apply for a temporary entry permit upon your landing in Beijing, but you can never be certain whether this permit will be granted or not because the issuing of the permit depends entirely on discretion of immigration authorities on the day of your arrival in Beijing. I would suggest you, since your layover is really very long, that you book an accommodation and have a confirmation for that. This will significantly increase your chances to be granted a temporary entry permit.
3) All you need is your valid passport and your flight tickets printouts. Of course, if you intend to stay at the hotel in Beijing, then an accommodation booking confirmation too. You will declare at check-in in US that you will fly to Islamabad via Beijing using 24 hour visa free transit. After a short inspection of your tickets, you will be allowed to board the plane and that's it.
