I want to visit Beijing and Xi'an without getting a visa

I am planning to travel from Seoul to Beijing (staying in Beijing for 144 hours) to Tokyo visa-free, however, is it also possible to visit Xi'an for 72 hours after going to Tokyo?
Travel itinerary: Seoul - Beijing (144 hours) - Tokyo - Xi'an (72 hours) - Seoul

Of course it is possible. This itinerary is really a nice example of properly understood rules :). You should just take care about the fact that Asiana does not fly from Xi'an to Seoul on daily basis, so careful planning is essential to maximize your time that you can spend in Xi'an.
