YUL-SGN (stay 12 weeks), SGN-CAN(stay 4 days), CAN-SGN (stay 1 day) and SGN-YUL, good for visa 144?

If I may travel by ground to Hong Kong take the plane from there to SGN is it valid for 144 hour free transit and the alternate route CAN-SGN (if not enough time) is it valid too? All that still on the same itinerary from 5th dec16 to 1st march 17. See preceding question.
