What type of visa are you going to apply for?
To be frank, an invitation letter from an non-official agency is useless. The basic requirments for applying for a China visa are:
1)passport with at least 6 months remaining validity and available blank pages for visa;
2) completed Visa Application Form ((Form V2011A)
3. A recent passport-size color photo with white background
Different types of visa may need additional different requirments.

In addition to the invitation letter from the school, you'll need to submit official invitation letter from China Foreign Affair Office. This is very important. Of course, the 3 basic requirments mentioned by Mr. David are needed.
