VISA for UK passport on a return ticket NZ to Hong Kong with a planned trip to Guangzhou

I have a return ticket to HK.
I'm planning to travel to GZ by train staying there for 5/6 days. Do I have to purchase my train ticket and accommodation in that city before I apply for my visa.

Yes, you do. The round-trip tickets and accommodation bookings are necessary for the application.
